Is it really cheaper to buy a house rather than rent. i dont know alot about Real Estate so bear with me?
Is it possible to get a decent house for under 10,000..Im looking at foreclosed houses and Sheriff Sales. I dont know how true this is someone told me its possible to get a house for 100 if no one bids on it at the Sheriff Sales.I reside in Dayton Ohio Im trying to move ASAP from the house Im in now but it looks like I’ll be here for another 6 months. any advice..Also I dont have alot of cash Im in College trying to pay for school and trying to find a place for myself and my mother who is very sick

I’m think it is cheaper to rent than to buy. As a renter, generally utilities are included in your rent and all you have to pay for is cable and your phone. If the utilities are not included, you are paying less than you would in a house. Also, when you rent, you are not responsible for household repairs. There is the odd lease here or there that says you are responsible for the costs for inside the house but from my experience, the landlord takes care of household maintenece (which gets expensive; do you have the money for a plumber if the hot water heater breaks?).I just bought a home with my husband for the first time and the costs are high. The seller paid our closing costs but in any other market, your looking at 00+ and your down payment to move into your house. You have to pay a fee to get all of your utilities turned on. This means to the cable, to the electric, tp the gas, to sewage and water etc and that is IN ADDITION to your first monthly bill. You have to figure out how to include all of these new monthly costs into your budget. Its hard. Plus, what if your car breaks down? You have to buy a lawn mower to mow the lawn because now its your resposibility. Painting, cleaning the carpet, any household upgrades are now on you. What about food? It gets really expensive. You have to have a dependable monthly income and great budgeting skills to be able to afford a house.
I do not know about sheriff sales. I however, just bought a foreclosure. My husband and I spent many months searching the housing market out here and some of the houses we found needed so many repairs, it would take thousands to get the house livable. When you go to an auction and buy a house, you have not been given the chance to do a home inspection; you may be buying a house that has serious electrical, plumbing, or roofing issues. Or all three or termite problems or foundation problems; the list goes on. If you do not have the money to put into a house to make it livable, avoid the auctions. You have no idea what you are getting when you do that. If it was such a great house, it would have sold long before it was auctioned off at such a low price.
If you are serious about owning a home, figure out what you can afford. Then go see your loan officer.

In the short term, it is cheaper to rent than to buy. In the long term, buying is the best option. Buying a home is an investment. You do not get immediate return on your money; but, if after years and years of renting, if you added up the rent and you own nothing, you would find that it would have been better to buy.
