Warranty if foundation repair company goes out of business?
I am selling my home. It had foundation work done by previous owners. Structural engineer says everything is fine right now. I have an old warranty, but just found out the company went out of business. How do I find out if the warranty was bought by another company?? Their phone number does not work. Any central place I can go to find out the info. The company was Golden Foundation Repair in Houston.

QUESTION:
I have 1/2 inch gap all around my home… what is it?
I moved in to this house before a year. Home is now 5 year old. Yestearday while cutting lawn I noticed there was 1/2 inch gap almost all around the permimeter of my home. I am not sure if that is how it is supose to be or there is something that I need to take care of. Can one of you experts guide me on this issue. I am disqualified to be a handyman, so please answer in detail:)-

Soil shrinkage from drying. Water well. If you’re in an area with expansive clay soils, like Houston, it’s well worth while to run some drip irrigation tubing around the house and run it enough to keep the soil snugged up to the foundation.If there’s a BIG bunch of entries in the phone book for foundation repair companies or mudjacking, you’re probably in an area with expansive soils. The water bill is much cheaper than the foundation repair.

Do not ever consider a debt negotiation/consolidation company whatever you do.
If you have time google debt consolidation scam, rip-off, or compalints.
It will open your eyes as to what these companies really do.
They take your money, and you end up in court anyway.Have you tried going to your local library or bookstore.
At my library (and I live in a tiny town), there are dozens of books on bankrupcy (for our state), also there are tons of books on debt repair.
These books teach you how to negotiate, settle, or reduce debt on your own.There is also a non profit organization called NFCC.org or national foundation for consumer credit councelling. Look in your phone book for your local office (they do not do busines online).
They will help you for free – or at most /month.Be careful about online sites promissing to help – don’t get taken.

ANSWER:
Most of Houston is constructed on heavy clay. Cracked foundations are a very common problem due to the expansion and contraction of the clay as it cycles between dry and wet. There are several very good companies in Houston that can repair a cracked slab but it isn’t cheap.

QUESTION:
Foundation repair – what can I expect to pay?
I have a 2-story house. It’s about 2400 square feet. It was built in 1995. I live near Houston. I have a crack in the foundation that runs from my front porch to my back porch (through my foyer, under my staircase, through my kitchen). I will be selling my house soon and wondered what I can expect to pay (a range) to have the foundation fixed — not including flooring. My house is listed on zillow.com for an estimate of 9,500. Any advice and estimates would be appreciated. Thanks.
Hmm, I mentioned that I’m in the Houston area on purpose because the shifting sand/clay soil mixture causes a lot of issues with foundations here. Foundation repair is quite common. We also had a severe drought last summer. That is when the crack grew. I have been watering the foundation since then, but the damage is done. I guess I just need to get a foundation repair company to come to the house and give me an estimate. Thanks for the answers.-
ANSWER:
It’s a tough fix. It will have to be cut (don’t cut through the original re-bar), drilled, re-bar tied in, and repoured after it’s mud-jacked. After that, you’ll have to put everything back together (including the stairs…ugh). I’d say 18,000 to 22,000 bucks. Maybe even more, I just haven’t seen it.A lot of people aren’t even going to want to bid something like that. There are a lot of trades involved, a lot of work involved.

I read the edit. Well, I’ll tell ya, there is a way to partially stabilize the crack and patch it up with mortar (repointing), but that doesn’t FIX it. I was telling you how to fix it and giving you an estimate for that. The mud-jacking and repointing is going to cost about 3-4 grand. That slab will never be the same. You should have used pre-tensioned concrete to begin with, that would have made all of this moot, but beating yourself up about it now won’t do anyone any good. Spilt milk.Call at least 3 of those foundation companies and see what they say.

One other thing. Hun, I don’t know jack squat about Houston or its foundation/soil/drought problems. I’m from Missouri. Sometimes you have to spell this stuff out for us dummies.
