    Cracks in basement walls?
    I am about buying a house. During the home inspection, I found there are as many as ten cracks in the basement walls. 4 long vertical ones (2 of them are “Y” shape) from the top to about 4 inches from the basement floor. one 6 feet long horizontal one at concrete joint. several small one here, there. The owner had them repaired by injecting sealant and puting cement to cover them.
    My question is: is this a serious problem? Ask around, nobody has seen so many cracks in the basement walls. by the way I am in Atlanta, GA. Many many thanks

      Vertical cracks are quite common and not always pose risks.
      However, horizontal cracks as the ones you describe are often indication of structural problems.

      Personaly, I’d walk away from the deal.

      However, if you really love the home, you can call a foundation repair company in your area, ask them to inspect the place and give you a free estimate.(Some very reputable companies do that).

      This way you can both know how serious the problem is and how much it will cost to fix it.

      With that estimate, you can either demand that the seller fix the problem before you close the deal, or you can negotiate down the price of the property based on the estimate cost of the foundation repair.
